Appliance Rebates

October 20th, 2009 Netter Real Estate Posted in Uncategorized No Comments »

As reported in the Sunday Wall Street Journal

Don’t worry if you missed out on the “Cash For Clunkers” program!

Be on the watch for the upcoming federal government program for energy efficient appliances.  The Department of Energy is rolling out a $300 million “Cash for Refrigerators”, a rebate program hoping to spur Americans into purchasing energy efficient appliances in the upcoming months.

Unlike “Cash For Clunkers”, this program does not require the buyer to trade in their old appliance.  Customers will receive a rebate on the purchase of a qualifying appliance regardless of what happens to the old one.   Many stores will take your old appliance and some states participate in recycle programs as well.  Each state determines the guidelines and criteria for eligible purchases and is required to submit their detailed plans the week of October 12th 2009.  These rebates should be available to customers by the end of the year or the beginning of 2010.

To obtain more information, visit your state website office.

Tax Credits for Home Projects

October 16th, 2009 Netter Real Estate Posted in Uncategorized No Comments »

Tax Credits For Home Projects

As reported in the Wall Street Journal, the federal government is offering financial incentives in the form of tax credits.  These credits can be claimed on a homeowner’s 2009-2010 income tax returns in the year the improvements were made.  With a tax credit, the amount is deducted from any taxes you may owe to the federal government.

Also, the credit is nonrefundable, meaning it allows taxpayers to lower their tax liability to zero, but not below zero, according to the IRS.

These are a few of the tax credits being offered:

Upgrade your insulation, windows, doors roofing, heating & air conditioning and qualify for up to 30% of the purchase price of the product – up to a $1,500 maximum credit.  We’ve all seen the ads in the newspapers, save your receipts and use the tax credit.  To qualify, you must place those purchases between January 1st 2009-December 31st, 2010.

Only improvements made to your principal residence qualify.  For more details visit The Environmental Protection Agency’s Energy Star program website at www.energystar.gov/taxcredits.

It should be noted that credits for these improvements are available through 2016, but you must claim them for the tax year in which you made the purchase.

Installation of these products is not always included under the federal tax credit.  For example, installation costs for heating and cooling systems and some other higher-cost improvements qualify according to the Energy Star site but installation of windows, insulation doors and roofs does not qualify.

If you are building a home, the tax credit rules are different.  You may qualify for some of the upgrades including go-thermal pumps, solar panels, small wind-energy systems and fuels cells, but you will not get a tax credit for the purchase of windows, door, insulation or roof.

Be sure to obtain the Manufacturer Certification Statement, a signed statement from the manufacturer that indicates the produce qualifies for the tax credit.

Saving Money by Going Green

October 14th, 2009 Netter Real Estate Posted in Uncategorized No Comments »

As reported in Wall Street Journal, there are many ways a homeowner can save green.  It just takes a bit of effort.

Your Home:  If you have installed a programmable thermostat, you may be able to safe up to $180 dollars a year.  Now that fall is here, be sure to make an appointment for your annual heating and cooling systems to be evaluated and checked.  A typical service visit runs under $100.  Also be sure to replace filters for your systems every 90 days.  Don’t forget the windows.  Be sure they are properly sealed and caulked, especially all of the doors, walls and the attic access.  This can save up to 20% annually on heating and cooling costs.  For more tips be sure to visit www.energystar.gov/taxcredits.

Your Food:  Planting your own garden is a great way to save on produce costs.  What about an herb garden in a sunny location?  Locally fresh grown tomatoes can cost $5 a pound, while a package of tomato seeds is less than a few dollars.   Switch to dried foods that can be purchased in bulk rather than canned ones.  Dried goods can be stored for a longer period of time.    Composting is a great way to cut down on garbage collection bills.  Start your own pile or bin.    For more information check at epa.gov or localharves.org.

Your Finances:  E-mail is a great way to cut down on the amount of paper that comes through the mail.  Use e-mail whenever possible.  Time Warner gives cable customers in select markets that use paperless billing a $1 credit each month, while Vanguard waives the $20 annual service fee for account holders who receive all of the materials online.  As reported in the Wall Street Journal.  You can also reduce the number of checks you write each month, by paying your statements online.

Recycle, Reuse & Donate:  There are several online networks to recycle, sell or donate unwanted household items like Craigslist.com  or FreeCycle.org.  You can purchase anything from dining-room-sets to juicers.  Additionally, don’t forget about all the organizations that will take your unwanted clothing or household items.  Non-profit organizations will come to your home and pick these items up and you can get a tax deduction.
