<p>We are asking for your help at your place or ours.  You can donate your non-perishable items at our place,  404 Montauk Highway in West Islip, since our office is a donation center.  Let us know when you are coming so we can thank you personally.</p>
<p>We can also come to you.  Call us at 631-661-5100 to let us know when it would be a good time to come by and pick up your non-perishable items.  We can even come around and give you an official RAH bag to make donating even easier. </p>

<p>On Friday, August 13<sup>th</sup>, tickets were given out at the <a href="http://www.liducks.com/">Long Island Duck’s </a>home, Suffolk County Sports Park in Central Islip, for the August 21<sup>st</sup>’ Marquis Jet Flyers versus Road Dogs exhibition softball game.  Newsday reported that there were people waiting on line at the stadium beginning at 3 p.m. on Thursday, August 12<sup>th</sup>!  Why the heck would people wait overnight for tickets to an exhibition softball game?  Because the <a href="http://www.cambio.com/shows/road-dogs/">Jonas Brothers play for the Road Dogs</a>.  In fact, Nick Jonas is the team captain.</p>

<p><span style="font-size: small;">Because <a href="http://netterrealestate.com/">Netter Real Estate </a>has been season ticket holders and have supported the Long Island Ducks since their inception 10 years ago, we  were given 9 tickets to the very game many members of our community waited so long to receive.  Knowing that not all the Jonas Brothers fans in our community were able to get tickets to this very special game, we made it our mission to make several people’s day by giving them our tickets.</span></p>

<p><span style="font-size: small;"><a href="http://netterrealestate.com/agents1.asp?ID=194">Irene Lockel</a>, an Associate Broker at Netter Real Estate since 1994, has been working with the Kodak family and has grown to care deeply for them.  When Irene heard that we had tickets to the “Jonas Brothers Softball Game,” as the event came to be known, she knew just who to call.  The Kodak kids, Samantha, Michael and Kenny, were happy beyond belief to be able to see the Jonas Brothers so close to home.</span></p>

<p><span style="font-size: small;">But the Kodaks were not the only lucky fans to make it to the game courtesy of Netter Real Estate.  <a href="http://netterrealestate.com/agents1.asp?ID=173">Irina Renner</a>, Buyer Specialist for the Jim Netter Team, gave three tickets to the Carbone family.  Tanya took her two girls, Ella, 5, and Madeline, 8, to the game.  The girls were thrilled!  Madeline turns 9 in the next few weeks.  Tanya was so happy to be able to make her little girl’s birthday wish come early; seeing the Jonas Brothers, live and in-person.</span><span style="font-size: small;"> </span></p>

<p><span style="font-size: small;"><a href="http://netterrealestate.com/agents1.asp?ID=190">Matthew Arnold</a>, also an Associate Broker with Netter Real Estate, was able to share some Jonas joy with someone he’s been working with as well.  Bridget of Smithtown was able to take the Jonas Brothers fan in her life, Alexander Paul, to the Road Dogs game.  Matt can often be heard telling people to “Make it a great day.”  Well, Matt, you saw to it that Bridget and Alexander did have a great day on Saturday!</span></p>

<p><span style="font-size: small;"> </span><span style="font-size: small;">The setting at the Long Island Ducks’ home is so intimate.  You almost feel like you are on the field with the players.  That’s one of the reasons why seeing the Long Island Ducks play is so much fun.  The fans who were at Saturday’s softball game got to see the Jonas Brothers so much closer than they ever could have at a musical venue.  As one fan said “It’s different than a concert.  We’ll get to see them more as people.”  What a wonderful feeling it was to make this possible for a few of the VIPs in Netter Real Estate’s life!</span></p>

<p><span style="font-size: medium;">Do Realtors have their own language?</span></p>
<p><span style="font-size: medium;">What do those abbreviations and  advertisements mean anyway?  I get asked that question all the time when I am teaching my real estate classes.  I believe Realtors are so used to using these abbreviations and such they just assume everyone knows what they are.  And you know what happens when you assume!!!</span></p>
<p><span style="font-size: medium;"> Here are some answers to your questions:</span></p>
<ol>
<li><span style="font-size: medium;">EIK – no I haven’t seen a mouse….that is Eat in Kitchen.  As opposed to an eat out kitchen i guess.</span></li>
<li><span style="font-size: medium;">OSE – Outside entrance….Illegal apartment perhaps!</span></li>
<li><span style="font-size: medium;">FSBO – for sale by owner….we like to think that stands for frustrated seller batting zero!</span></li>
<li><span style="font-size: medium;">Low maintenance – no yard, kids will have to play in the street.</span></li>
<li><span style="font-size: medium;">FDR – no not Franklin Delano Roosevelt, but formal dining room and<span style="text-decoration: underline;"> that</span> leaves a lot of room for interpretation</span></li>
<li><span style="font-size: medium;">Desirable neighborhood – this little house is extravagantly overpriced but neighborhood has  snobbish appeal</span></li>
<li><span style="font-size: medium;">Family room – large basement</span></li>
<li><span style="font-size: medium;">Plenty of storage – basement too small for family room</span></li>
<li><span style="font-size: medium;">Winter water view.   Hahaha, can’t see it in the summer when you will be outside!</span></li>
<li><span style="font-size: medium;">1 car garage – you can put you Cadillac Escalade in, but you can’t open the door.</span></li>
<li><span style="font-size: medium;">Old world charm-  nothing has been updated!</span></li>
<li><span style="font-size: medium;">Bring your hammer – oh god, knock it down!</span></li>
<li><span style="font-size: medium;">Waterfront property – of course, the water may be in your front yard</span></li>
<li><span style="font-size: medium;">Cozy- can I even fit a bed in that room?</span></li>
<li><span style="font-size: medium;">Don’t eye ball – house on outside is UGLY, what lies ahead.</span></li>
<li><span style="font-size: medium;">Mrs. Clean lives here – but she hasn’t changed a thing in 40 years</span></li>
<li><span style="font-size: medium;">Close to all – commercial buildings could be your neighbor!</span></li>

<p><strong>Home Buyers Who Missed $8,000 First-Time Home Buyer/$6,500 Existing Home Buyer Tax Credit Coming Out Ahead!</strong></p>
<p>Do you feel like the window of opportunity to purchase a home shut on the April 30<sup>th</sup>, the deadline to be in contract for eligibility for the home buyer tax credits?  That window of opportunity might have closed but the current real estate climate has opened the door for new and often even greater opportunities for qualified home buyers:</p>
<p><strong>Existing Homes:</strong>          In some neighborhoods and price points, sellers are dropping their prices because buyers are harder to find now that the credit has expired.  Home sales leapt in March and April during the waning weeks of the credit, especially for homes that appealed to first-time home buyers. Since the credit expired, home contracts and building permits have tapered off, leaving sellers with fewer buyers and, in some cases, little choice but to cut their price.  According to real estate website Trulia.com, which tracks price reductions, 30% of homes for sale on May 1 had reduced their asking price—more than in April or March.  Buyers hope they can take advantage.</p>
<p><strong>New Construction:</strong>      Those shopping for new homes are finding a different kind of bargain as some builders roll out incentives to keep traffic moving.  After the credit expired, one home builder launched promotions for free finished basements and/or other upgrades.  Other builders are offering free appliances, trade-in programs, rebates and “sweat-equity” discounts that allow a homeowner to drop the price by painting, landscaping or otherwise helping to finish their home.  Any of these deals would be worth well above the $8,000 or $6,500 credit.</p>
<p><strong>Interest Rates:</strong>           This is a big one.  Financial experts expected interest rates to have risen by now.  They haven’t.  Interest rates have <span style="text-decoration: underline;">dropped</span> nearly half a point since the April 30th credit deadline.  That means over the life of a loan, a homeowner could easily save more than the value of the credit over the life of the loan.  </p>
<p><strong><em>Translated into dollars and cents: </em></strong>   Buyers of a $180,000 home who borrowed $173,700 in mid-April at an interest rate of 5.125% would have paid $377,442 over the next 30 years &#8212; <strong><em>$15,000 more </em></strong>than they would pay if they borrowed last week at an interest rate of 4.75%.</p>
<p>It’s not money in your pocket right away but the value of the interest rate today is really better than the tax credit in the long run.</p>
<p>The reality of the home buyer tax credit incentives is that it has cost all taxpayers $18.7 billion so far.  The White Knight to bring us true recovery from the housing crisis will most likely be good old Supply and Demand.  When Supply is higher than demand, prices become lower so they can compete in the market.  Talk to an agent at Netter Real Estate 631-661-5100 today.  You might be able to purchase more house than you originally thought possible and you will be helping all America to recover without costing taxpayers another dime.</p>
