Beat the Heat


In light of the recent heat wave that we have been experiencing, the following article has great advice on how to stay cool and some warning signs of heat exhaustion.

In  Recognition Of The Current Heat Wave Forecasted In Our Locality  EMA Director Herman Johnson And The EMA Staff Offer These Precautions on Heat Exhaustion to take as the Temperature Rises.

Heat exhaustion is the body’s response to an excessive loss of water and (salt) contained in sweat. The elderly and those with certain illnesses like high blood pressure ,coronary disease, auto immune illnesses and those who are working outdoors in hot environments’ along with joggers and those exercising are more prone to heat exhaustion. Children can suffer heat exhaustion too at parks and camps and while walking or playing outside if temperatures soar and they are not kept hydrated. Pet dogs should never be left outdoors or enclosed in a hot garage when temps reach into the 90’s. They need a lot of extra hydration and a cool space as well.

WARNING SIGNS:  Heavy sweating, breathing difficulty, paleness, muscle cramps, weakness, tiredness, dizziness, feeling faint, headache and nausea are some things to watch for.

WHAT TO DO: Preferably rest in a cool or air conditioned area. Loosen clothes. Cool down with a shower, bath or sponge bath. Drink plenty of non alcoholic and caffeine free beverages. Seek medical attention if symptoms worsen or persist longer than an hour or if chest pains develop.

WHEN A HEALTH ADVISORY IS ISSUED: Stay indoors in a cool environment (Air conditioning).Places known to stay cool in hot weather usually are supermarkets, shopping malls, movie theaters, libraries  and stay for a few hours. Increase your fluid intake regardless of your activity level. Do not wait until you feel thirsty to drink liquids. Be certain infants and children drink adequate amounts of fluids. Dress lightweight in light colors. Keep a spritzer bottle of water handy and use it often to cool skin. Wear sunscreen outdoors. Sunburn affects your body’s ability to cool itself and causes fluid loss. Do call and check on the elderly and infirm living alone twice a day or more when advisories have been issued. A very important factor not to be ignored is the use of electric fans as primary cooling devices. A fan will not prevent heat related illnesses. Cool showers, baths and sponge baths are far more effective to cool body heat down. Air conditioning is recommended as the best means to staying cool and well during heat advisories. Those at greatest risk will benefit from air conditioning because it not only cools the environment it also removes water from the air making it easier to breathe. Those living with heart and or lung illnesses would be wise to invest in air conditioning if at all possible (at least a small unit for one room) to rely on during a heat wave. Today’s prices have dropped considerably making it possible for many more people to stay medically healthy during extremely hot, humid weather conditions.

“Wall Street Journal Investment Advice: Sell Stock, Buy Real Estate”


The government tax incentives for homebuyers are over.  Does that mean that your window of opportunity for great value in real estate is closed? Not by a long shot! Freddie Mac announced that 30-year mortgage rates fell to the lowest rates in almost 40 years.  There are plenty of homes in every style and price range imaginable - and prices haven’t started rising again…but they will. THAT’S the key to a sound investment, isn’t it: buy low, sell high, right? Treasury Yields Fall Amid Hunt for Safety, Pushing Home-Loan Rates to Lowest in Nearly 40 Years

Persistent worries about the global economy are roiling the stock market, but they also are proving a boon for borrowers.

 The Dow Jones Industrial Average tumbled another 145.64 points on Thursday as Freddie Mac said that 30-year mortgage rates fell to their lowest level in almost 40 years.

The same forces are driving down both. The prospect of a sputtering economy is prompting investors to bail out of risky assets like stocks while loading up on safe-haven investments like Treasurys and, to some extent, mortgage securities sold by Fannie Mae and Freddie Mac, both government agencies. The Dow is basically unchanged this month and down 2.6% for the year. Thursday’s drop took it down another 1.4% to 10152.80.

Investors are in “glass-half-empty mode,” said Steve Sosnick, equity risk manager at Timber Hill LLC/ Interactive Brokers Group LLC. “It’s not necessarily one piece of news or one piece of legislation, it’s more of a malaise.”

The S&P 500-stock index posted its fourth consecutive decline, marking its longest losing streak n seven weeks, or ssince the four-day period that ended on May 7. The broad index ended down by 1.7% led by declines of more than 2% each in its consumer-discretionary, financial, energy, and basic-materials sectors.

As investors load up on Treasurys and mortgage-backed securities, prices are rising and yields falling. Treasurys, which act as a benchmark for mortgage rates, have tumbled.

The yield on the two-year note—seen as a proxy for expectations on the direction of Federal Reserve interest rates —dropped to 0.63% early on Thursday, near a record low, before rising to end flat at 0.672%. The 10-year note is near its lowest since April 2009.

That pushed down the average rate on 30-year fixed-rate mortgages to 4.69% in the week ending Thursday, according to Freddie Mac, down from 4.75% a week earlier and 5.42% at this time last year. That is the lowest since Freddie began tracking mortgages in 1971.

The move lower is surprising to many analysts, who thought that the Fed’s decision to stop buying mortgages earlier this year would drive prices down and yields up. But now, analysts say that even lower rates may be coming.

Record-low rates are good news for homeowners looking to refinance and home buyers eager to take advantage of slumping prices. The problem is, lenders are more strict about to whom they will lend, requiring larger down payments, higher credit scores and proof of job stability.

Analysts say that means mortgage rates may fall even more before refinancing picks up.

“Mortgage rates need to hit 4.5%,” without borrowers having to pay any extra interest upfront, for refinancing to increase, said Scott Wede, managing director and head of agency mortgage trading at Barclays Capital.

So far, falling interest rates haven’t spurred home buying, said Keith Gumbinger, a vice president at HSH Associates, a publisher of consumer-loan information.

Rates also have fallen on so-called jumbo loans that exceed government loan-purchase limits, which start at $417,000 and rise as high as $729,750 in the most expensive markets. Rates on 30-year fixed-rate jumbos averaged 5.65% on Tuesday, according to HSH.

Islip Beach Blast

Need relief from this latest heat wave? Want to do something fun with the family this weekend that won’t break the bank? Help is on the way! The Town of Islip is opening a brand new spray park at Bay Shore Marina called “Shipwreck Cove” and on Saturday, June 26th from 9 a.m. until 9 p.m. the Town will be hosting The Islip Beach Blast to celebrate.

The day begins with the ribbon cutting ceremony and ends with a Grucci Fireworks display (due to start at 8:30 p.m.). In between there will be tons of activities for the kids – a Treasure Hunt at Benjamin Beach, Field Day events, arts and crafts, face painting and sand castle building. Plus for the adults, there will be two bands playing – Barometer Soup, a Jimmy Buffet tribute band and Kutterz playing Jamaican style music.

Then there is the star of the day, Shipwreck Cove Spray Park! There’s water constantly spraying, two small water slides side by side (who can make it down first!), a barrel that fills with water then LOOK OUT BELOW!!! The kids can stay cool and have fun here all summer long beginning Saturday. Even the little ones will be able to join in – the water is only 6 inches deep and there will be certified lifeguards on hand.

Shipwreck Cove is located at Bay Shore Marina on South Clinton Avenue (from Main Street/Montauk Highway turn south at the South Shore YMCA then keep going until you get to the Marina). If you are a member of the Town of Islip Pools, admission here is included in your membership. Otherwise, the price for admission is $5 per person ages 4 and up for Town of Islip resident with a Recreation Card, $7 per person ages 4 and up for Town of Islip resident without a Recreation Card, $10 per person ages 4 and up for non-Town of Islip residents. Seniors who have a senior citizen card pay $1.50 and kids 3 and under regardless of what town they are from are free.
