Netter Real Estate loves Long Island.  We especially love Suffolk County’s South Shore, where we make our home.  Our address is in West Islip but we are just on the border of Babylon.  We think we are incredibly fortunate to have such a wonderful village within walking distance to the west.  We want to tell you a bit about what makes it so special (it would take volumes to tell you everything)!

While its formal name is “The Incorporated Village of Babylon,” you can simply call this unique and beautiful place “Babylon Village.”  Everyone else does.  Babylon Village is elegant yet cozy and familiar at the same time.  This is a large part of why the area is so desirable.
 
 
 

Like many of the villages and hamlets in the Town of Babylon, Babylon Village’s history is rooted in colonial times.  It was settled in 1689 and its primary industry was harvesting salt hay for cattle feed and bedding.  Oh my!  How times have changed!

In the 1800s, Babylon became the main gateway to the barrier beaches, which include Oak Beach, Oak Island , Gilgo Beach, Captree Island and the world-famous Fire Island.  Living on the waterfront made for luxurious summers back then.  Today, it makes for year-round luxurious living.

But Babylon Village is not only waterfront luxury.  Many areas, like the “Indian Section” named because the street names pay homage to the area’s Native American roots, have a small-town feel.  Areas of large old homes andless formal mansions can be found in a few areas of Babylon Village like on Fire Island Avenue, Crescent Avenue andThompson Avenue on Sumpwams Neck and also between Carll’s River and Sumpwams River.

Babylon Village doesn’t have very many tract houses because the large tracts of land needed for such developments simply were not available making the home choices somewhat unique compared to what some other Long Island areas have to offer.  However, there were a few places established post-World War II that have 1950s-style ranch houses and even a few split level homes and high ranches that are more characteristic to Long Island’s development.

In the late 1940s through the 1970s, large new homes were built on the previously undeveloped former wetlands including on Lucinda and Peninsula Drives.  These were estate-like homes in the ranch style which was very popular at the time.  Today, the area is still extremely desirable and affluent but the homes have been blown out or expanded to include an additional story to become a colonial style home.

This past Sunday, September 12th, the New York Times featured Babylon Village in the its “Living In…” portion of the Real Estate section.  In it, our own Jim Netter, Broker/Owner of Netter Real Estate has this comment on the current Babylon Village real estate market:

According to James A. Netter, the broker-owner of Netter Real Estate, the 110 homes for sale range from an unrenovated four-bedroom two-bath 1897 colonial, for $229,000, to a four-bedroom four-bath stone-and-stucco contemporary with two boat and two Jet Ski lifts, for $3.5 million. The average price of homes on the market in July was $520,495. “There is a certain panache to living in the village,” Mr. Netter said.
